SEPTEMBER 2024 -- Storage Corner Group, a Bay Area based regional self-storage investor and operator, recently completed an expansion, demising and net-zero project on an existing self-storage property located at 3135 Kimberly Road in Twin Falls, Idaho. The property was purchased as part of a regional portfolio acquisition by an affiliate partnership of Storage Corner Group in early 2022, is located across the street from Chobani's manufacturing plant (the largest yogurt plant in the world, at the time of construction) and required a significant capital and management turnaround. Since acquiring the property, Storage Corner Group executed a heavy value-add business plan which included new grading, paving, water retention, gates, keypads, lights, cameras, doors, unit demising to enhance the unit mix, a meaningful expansion component, as well as taking the property net-zero through solar. At the property we pursued environmentally conscious initiatives, including xeriscaping (or using drought-tolerant, native landscaping), eliminating use of harmful pesticides, rodenticides or herbicides, solar LED lighting, power and gate systems, among other initiatives. The property is already halfway through lease-up and branded as "Storage Corner Twin Falls," operated by Storage Corner Group's in-house property management team and contains approximately 48,000 net rentable square feet, spanning 378 units. Storage Corner Group believes this project closely exemplifies its ability to locate off-market, mis- or under-managed self-storage projects, execute timely comprehensive business plans to maximize value, drive environmentally conscious initiatives including taking properties net-zero where feasible, and efficiently manage operations through its vertically integrated property management platform.
Storage Corner Group's in-house construction management team worked collaboratively with its regional and local vendors, as well as the City of Twin Falls to upgrade the project in a timely manner.
